Many DFW homes put the air handler and water heater in the attic, and two-story houses built since the 1990s often put the laundry room upstairs. That puts a lot of water above ceilings. A clogged AC condensate line can overflow the drain pan every summer day; a failed washer hose can soak a whole ceiling below in minutes.

Is a water stain on the ceiling an emergency?

A dry, old stain isn't, but it still needs its source found. An active drip, a sag or a growing stain is urgent because water is still collecting above.

Why does my ceiling leak only in summer?

That points to the AC. A clogged condensate line or a rusted drain pan in the attic overflows when the system runs hard.

Can a stained ceiling just be painted?

Only after the source is fixed and the drywall is confirmed dry and firm. Use a stain-blocking primer first or the stain will bleed through.
