Emergency response

Burst pipe water damage cleanup

After a pipe bursts, shut off the main water valve, turn off power to wet areas, and call for extraction. A pressurized supply line can release hundreds of gallons an hour, so most burst pipe jobs involve wet walls, ceilings and floors in more than one room.

North Texas homes aren't built for long hard freezes. Pipes often run through exterior walls, attics and unheated garages with little insulation. That's why Winter Storm Uri in February 2021 left so many DFW houses with split pipes, and why shorter freezes in later winters kept restoration crews busy. Burst pipes also happen in summer: failed braided supply lines under sinks and toilets, corroded galvanized pipe in older homes, and polybutylene lines in houses built roughly 1978 to 1995.

A pipe that froze usually leaks most once it thaws. If a freeze is ending, know where your main shutoff is before the pipes warm up. Our guide on preventing frozen pipes in North Texas covers the prep steps.

Signs you need burst pipe cleanup

  • Water spraying or pouring from a wall, ceiling or cabinet
  • A sudden drop in water pressure during or after a freeze
  • Bulging or stained drywall on an exterior wall
  • Water dripping from ceiling light fixtures
  • The water meter spinning with every fixture off

How the job works

  1. Shut off and repair

You or the crew shut off the main. A licensed plumber repairs the pipe; many restoration companies can arrange one.

  2. Open and extract

Water is extracted, and wet ceiling drywall may be opened to drain trapped water and let the cavity dry.

  3. Dry walls and floors

Air movers, dehumidifiers and sometimes wall-cavity drying systems dry framing and drywall in place where possible.

  4. Repair

Drywall patches, texture, paint, trim and flooring are replaced once readings confirm the structure is dry.

What affects the cost

Every job is priced after an inspection, and your insurer may cover part of it. These are the factors that move the number:

  • How long the pipe ran before shutoff
  • Whether the leak was in a ceiling or upper floor
  • Number of rooms affected
  • Pipe access and repair
  • Flooring type

What you can do before help arrives

Safe to do

  • Shut the main valve (usually at the meter box near the street or where the line enters the house)
  • Open faucets to drain the lines
  • Move valuables and take photos

Stop and call

  • Don't thaw a frozen pipe with an open flame
  • Don't turn the water back on until the pipe is repaired
  • Don't stand under a sagging, water-filled ceiling

Questions about burst pipe cleanup

Where is my main water shutoff?

In most DFW homes it's in the meter box at the curb, which needs a meter key, or on a valve where the line enters the house, often in the garage or near the water heater. Find it before you need it.

Does insurance cover burst pipes from a freeze?

Most policies cover sudden water damage from a frozen pipe, but many require that you took reasonable steps to keep the house heated. The pipe repair itself may be handled differently from the water damage.

Who repairs the pipe?

In Texas, plumbing repairs must be done by a plumber licensed by the Texas State Board of Plumbing Examiners. Many restoration companies work with plumbers and can arrange the repair.
